Reuse permitted with > attribution (CC BY 4.0 on the underlying open data; our calculations published on the same terms). ## Reading the numbers Every rule and constant: https://datadubai.ae/methodology/ (and its .json). The eight that prevent misreading: - Medians with the interquartile range, never means. P1-P99 trim within (year x subtype x reg type). - Under 5 records nothing is published; 5 to 19 is marked "low sample". - "Registered sales" = ALL property types unless a page says residential. A count published elsewhere as "residential" is a different population and is not comparable with one that is not. - Sales, mortgages and gifts are separate populations, never summed. A loan amount is not a price. - AED; sizes in sqm (as DLD records) and sqft. Price per sqft = amount / (sqm x 10.7639), built homes only — land and whole-building sales are out of psf but inside transaction totals. - Gross yield = median Ejari rent / median ready price inside matched (asset class x bedrooms) segments, on 15+ contracts and 15+ sales. Gross: no service charge, vacancy or fees removed. - The current incomplete month is excluded everywhere; headline figures use 12 complete months. Empty days are closed-registry days. Construction % is the last DLD inspection, and they are irregular. - /areas/ = DLD administrative names ("Marsa Dubai"); /communities/ = market names ("Dubai Marina"). ## Data window - Data through 29 Oct 2026.
